Owners have a Green Power Providers Participation agreement with TVA & LCUB, also known as Green Power Providers (GPP). In this agreement TVA buys our excess energy in months that we generate more than we need. This agreement is good until 05/09/2036 and is transferable to the new owners by completing GPP attachment C and returning to Jinni Redmond at LCUB.
Monitored by Solar Edge & daily energy production can be viewed w/phone app
Additional solar panels are located in the crawl space for a future barn or building
Electric bills average less than $100/month over the course of a year when the system is functioning at its maximum level. April 2024 electric bill was $16.62.
Scott Noethen, Appalachian Renewable Resources, has serviced our solar panels and knows our system. He is excellent and we highly recommend him.
Evergreen trees line the border of our property on the side of 140
60 Trees (mainly American Hollies) were professionally spaced & planted

4+ acres includes the 40’x60’ professionally graded area for a barn or other building. There is another great building spot for a house on this lot as well.
The entire 6.29 acres will be sold together and the new owners can choose how to use the property and whether to sell one of the lots. The possibilities are numerous, here are a few ideas: use the 4+ acres as a family farm, build a small business on the 4+ acre lot, build a house on the 4+ acre lot for a family member, build a new house for yourself and then sell the house on 2+ acres or run it as an Airbnb, sell the 4+ acre lot for someone else to build a house (and get to choose your neighbor).
